Realtor.com launched their new iPhone application and gave a few of us the chance to play with it and tear it to pieces before the launch (maybe they didn’t quite put it that way, but it’s the way I’m approaching it).
When I first open these new apps, I always think of the intent and this one is pretty obvious. The Realtor.com iphone app iss totally and completely designed with the end consumer in mind (sorry Realtors if you thought it could be about you). It’s about providing the latest property information in the quickest, easiest and most user friendly…

Going into the holidays where we are all so busy, running from party to party, celebrating with friends and family, buying gifts, being stuck in traffic, trying to find time to finish “the list”….I thought it would be appropriate to ask a question of Agent Genius Readers.
The definition of success is the following:
the accomplishment of an aim or purpose – the attainment of popularity or profit – a person or thing that achieves desired aims or attains prosperity.
It seems that the RE.net goes through a cycle of wanting to quantify and prove the validity of people’s business…

Someone sent me this article by Mike Parker this weekend and I had to read it a couple of times to make sure that what I was interpreting his message correctly, and this paragraph in particular keeps hitting that sensitive spot,
Well, as I have been telling you for three years now, that is hogwash. Social media is a sinkhole that absorbs time, effort and money that could better be spent on finding listings and selling houses. Social media is the new blogging. It too will peak, then decline with one very large exception: affinity group business communication.
Before I…

I Love Lamp
Last night Lani and Mariana tweeted “I love lamp” – of course it’s the out of context nature of the statement that is funny, but it goes beyond that. It made me think of the many times our industry fails to provide good service because of the mere fact many of us don’t listen (for the record, I’m including myself just to be polite and to see if anyone is paying attention).
Some of us have the bad habit of interrupting or worse yet, thinking of a response while the other person is talking. Can you shut up…

There are mixed reviews about Foursquare right now: just a game? what’s the point? can it help your business? or is it just a waste of time?
Like everything else, if you start with the mentality that it is a waste of time, it will totally be a waste of time – so stop reading and go find something useful to do.
A few months ago I would see a couple of twitter friends announcing their locations and “mayorships” from cities like Chicago or San Francisco and couldn’t join in because Foursquare was not in Miami yet. That all has…

This past week, Gia Freer and I were invited to speak at a panel for the Master Brokers Forum in Boca Raton, FL. The panel’s subject was “Navigating the Social Media Ocean: Facebook, Blogging and Beyond”. Questions were prepared before the panel, answers rehearsed……but things changed a bit when we arrived at the venue.
The average age of attendees was late 50’s – everyone there was a top producing agent with years in the business and successful businesses at that. So why were these people interested in Social Media for their business? Some were just curious and had no intention…

DUH! by kercam21 on Flickr
Don’t know about you, but we’ve been hearing about so many people getting scammed on-line with vacation and regular rentals and I hate to point a finger, but most of them are coming from Craigslist.
People finding agents and sending deposits to then find themselves with arms up in the air wondering what they were thinking. DUH!! In Miami we have another type of scam, this one not so serious, but very common nonetheless. We have agents advertising our listings on Craigslist even if the MLS reads “do not advertise“. We used to love for…

Article originally published 12/01/2007:
I don’t know if you know this but I was one of the apprentices for Project Blogger this past summer. I was lucky to have Paul Chaney, Mr. “Realty Blogging”, as my coach and we became friends and still keep in touch.
During the competition I became extremely frustrated with the judging (and so did the rest of the contestants) and decided to write a post in Spanish. I did this to make a bit of a sarcastic point that I might as well write in another language because the judges were just not getting it. Little…

So what are you waiting for? It is all about YOU and YOUR bottom dollar. Time to be selfish people!!! Here are 10 ways to be a successful Realtor Bully:

I’ve been wanting to address referrals here at Agent Genius for a while – not so much the logistics of it but the attitude behind them. We can agree that the Internet has changed the way we do business in this industry – whether you are a Realtor, a mortgage broker, building inspector or whatever.
In the past 3 years, our Internet referral business has grown exponentially but there is always a dark cloud that hangs over a lot of the transactions either before they occur or after they are completed. From the person that keeps referring leads that are…
