Lani is the New Media Director here at AgentGenius.com and was recently named President of New Media Lab, both of which are headquartered in Austin, TX. She has an English degree from the University of Texas (and of course used that to become a blogger) and has lived in Texas her whole life minus the semester in Spain and the summer in Mexico. She spends a great deal of energy on the AG brand as well as improving the real estate industry and is an avid Twitter user.

    Very cool list.I had not heard of a handful of them. Particularly the one of sorting friends and updates on keywords. I have just been using search.twitter.com & google alerts.

    I would add the importance of following all the way through and organizing or participating in a local area Tweet Up. Having hundreds of follows is great and all, but I find it most rewarding of all to go meet local followers in person, at some place fun ( Bar, Starbucks, etc. ) and connect.

    I notice there is an open invite from Single Pointe Realty for a “Coffee Talk” in Austin but its not being promoted via Twitter? Practice what we preach?

    Most Favorite new tool – Qwitter
    Although I would be surprised to learn I offended anyone.

    Least Favorite – Blip.

    Blip is just static to me during normal work hours.
    Maybe late night BlipFests might be ok.
    I wish we had the ability to filter Blips on or off.

    Mike – you offend me on a regular basis. ;)

    I’m with you on Blip. It’s fun (and addictive) but the constant “I’m listening to….” Tweets get truly annoying at times. Daily Mugshot updates (also fun and addictive) are sort of annoying too, but at least they are limited to one per day. The thing about both of these is if you want to see peoples mugshots or what they are listening to, you can “favorite” them on those sites and follow there.

    As Lani mentions, finding local Twits is a *great* way to meet folks in your area outside of real estate. I find “new” people in the Phoenix area all the time and have met a few in person at meet-ups. Very cool way to meet new folks, expand your “sphere of influence” and learn new things. I think people need to be very careful though and not be too pushy and salesy — that’s a big turn off to the typical social media adopters.

    Thanks for the tip about Twitter Local, I actually found someone I’d been wondering whether they were on twitter.

    Another great too is TweetDeck, which breaks your twitter into columns, some of which can be “Search” columns that returns all the tweets matching a search. This is more convenient for me than TweetBeep, since it’s all in the same Twitter UI, and if I want to reply to a matching tweet I just click on it.

    Thanks for a comprehensive list of what works, and what doesn’t, using Twitter. I admit that I don’t use Twitter as much as I should, so perhaps by using some of the tools listed here, I’ll get more active with it.

    I found it really makes it easier to find people with the same interests as you and improves the whole idea twitter was found on.
